How to switch from ISN to Househound

Updated October 27, 2026 · Time needed: An afternoon of exports and setup, one overnight backup, then a week or two of overlap

Short answer

Switching from ISN to Househound can replace ISN's back office (scheduling, agreements, payments, emails), its report writer, or both. ISN publishes no template or comment library export, so you rebuild the template from a PDF of a recent ISN report, which Autodraft reads into a draft you review. ISN's client and agent CSVs import into Househound as contacts, and report PDFs from ISN's Dropbox or Google Drive backup go into Househound's read-only past-report archive; your calendar doesn't import. Do the exports and the backup before you cancel, because ISN's Terms say charges are non-refundable and ISN has no obligation to keep or provide your data once the account ends.

What comes over from ISN

  • TemplatesImports

ISN publishes no template export. Save a PDF of a recent ISN report (or of the report writer you pair with ISN) and drop it on the Templates page; Autodraft reads it into a draft template to review. Up to 10 files at once, 20 MB each.

  • Comment libraryImports

Built from the comments in the file you import and added to your company comment library. ISN's Global Comment Library has no published export, so only comments that appear in that file come over. Narrative comments arrive as the finished sentence, not the dropdowns behind it.

  • Report branding and logoSet up fresh

Upload your logo, company details and report footer in Settings. There's no Report Designer or custom cover page: Househound has one report design, no custom colors, and a "Powered by Househound" line on every report.

  • Clients and agentsImports

Download both lists from ISN as CSV files (Clients/Agents → Download Clients, Download Agents), then in Househound go to People → Clients or Agents → Import contacts… You map the columns, and a contact whose email is already saved is updated, never duplicated. Web only.

  • Past reportsImports

Connect Dropbox or Google Drive in ISN to copy reports, agreements and attachments out (or download them one order at a time), then upload the report PDFs to the past-report archive (Reports → Archive → Past reports): read-only, searchable, shareable. They don't become Househound inspections.

  • Services and feesSet up fresh

Not imported. Start from the starter service library (about 35 services) or enter your own. Price rules cover square footage, bedrooms and units; there are no zip-code fees or coupons.

  • AgreementsImports

Upload your agreement file (PDF, DOC, DOCX, RTF, TXT or MD, up to 15 MB) to show on the signing page, and paste its text into the editor if you want merge fields. Text isn't pulled out of the file for you.

  • Email wordingSet up fresh

Househound has about 27 editable client and agent emails with merge fields. Copy your ISN wording in by hand. There are no text messages.

  • Booking pageSet up fresh

Set your start times, services and crew rules in place of the Online Scheduler, then link to your booking page or embed it on your site. Bookings arrive as requests you approve.

  • PaymentsSet up fresh

Connect your own Stripe account. Card payments carry one 3.25% + 40¢ fee that includes Stripe's processing. Guardian, FlexFund and Evergreen don't carry over.

  • Team membersSet up fresh

Invite each inspector and set their role and permissions. The first seat is $99 a month and each added inspector is $69 a month (or $990 and $690 a year on annual billing), with no per-inspection fee.

  • Calendar and scheduleSet up fresh

Not imported, and there's no Google Calendar or iCal sync. Enter upcoming inspections by hand, or let jobs already booked in ISN finish there.

Step by step

  1. Step 1: Download your clients and agents before you cancel

Do the exports first, while your ISN account is active. ISN's Terms (effective May 7, 2026) say all charges are non-refundable and that once your account is terminated, ISN has no obligation to keep or give you any of your content (ISN Terms of Service).

    • Clients: go to Clients/Agents → Clients → Clients, click Download Clients at the top of the grid, set your criteria, and click Download Clients again. You get a CSV of every client that matches (ISN: download client database).
    • Agents: go to Clients/Agents → Agents → Agents, click Download Agents, set your criteria, and click Download. Also a CSV (ISN: download agent database).

Set the criteria wide (no date filter) so the file holds everyone. For your own records, ISN's bills to you are under Admin → ISN Invoices, and each one downloads to Excel (ISN: understanding your billing).

  2. Step 2: Back up reports, agreements and attachments to Dropbox or Google Drive

ISN's single-order download (Inspections → Scheduled Inspections, the I icon, then the download buttons at the bottom of the order) works one order at a time (ISN: download a report or attachments). For everything at once, connect a cloud drive:

    • Dropbox: Settings → Office Settings → Working with Other Applications → Dropbox, click Get new Access Code from Dropbox, sign in, and click Allow. ISN copies reports, agreements and attachments in the background, so make sure the Dropbox account has room (ISN: backup to Dropbox).
    • Google Drive: clear any red backup alert first, then Settings → Office Settings → Working with other applications → Google Drive, click Get New Access Code From Google Drive, sign in, and click Allow. The backup runs overnight into a new ISN folder (ISN: Google Drive for backup).

Neither article says whether orders from past years are included. Open the folder the next day, check that your oldest reports are there, and ask ISN support (help@inspectionsupport.com) before you cancel if they aren't.

  3. Step 3: Save a PDF of a recent report for each template

If you write reports in ISN's Report Writer, this PDF is what your Househound template is built from. ISN documents how to import templates into ISN and how to add templates from its library, but publishes no way to export your own templates or the Global Comment Library (ISN: importing report templates). Ask ISN support whether they can send you a copy; if they can, and it's a spreadsheet, a Word .docx or a JSON file, Househound reads that too.

The better the PDF, the better the template. A practice report where every comment you use is selected carries your whole library; a real report carries only what applied to that house. Download it from the order the same way as any report. Make one PDF per template you use (home, condo, mold, radon).

If ISN only schedules and another program writes your reports, start from that program's guide: Spectora, HomeGauge, Home Inspector Pro, Palm-Tech, Horizon or Tap Inspect.

  4. Step 4: Create your Househound account

Sign up on the web at househoundusa.com/signup. Your first 3 reports are free and there's no card to enter. The inspecting happens in the iPhone, iPad or Android app, which works with no signal.

  5. Step 5: Import the files on the Templates page

In the Househound web dashboard, open Templates, click Import, and drop your files on it. During setup, the templates step opens with Bring your own template, which does the same thing. Import isn't in the phone apps.

Up to 10 files go in at once, 20 MB each. Each file becomes its own template, and the import keeps running if you close the page. PDFs, spreadsheets (.xlsx, .xls, .csv, .tsv), Word .docx files, JSON, photos of printed pages (including HEIC) and text files all work. An older Word .doc file has to be opened in Word and saved as .docx or PDF first.

  6. Step 6: Review the draft template and comment library

A template read from a PDF is a draft. Autodraft builds the areas, items and comments from the page and suggests a comment type and a severity (major, moderate or minor) for each deficiency. Check that every ISN category has an area, the wording matches yours, the severities match how you rate those defects, and narrative comments read the way you want them.

Fix anything in the template editor on the web. Every comment also lands in the comment library, which is what Autodraft reuses when it turns your spoken notes into drafted findings.

  7. Step 7: Import your contacts and upload past report PDFs

On the web, go to People → Clients → Import contacts… and choose ISN's client CSV, then People → Agents → Import contacts… for the agent CSV. Files go up to 5,000 rows and 5 MB. You map each column (name, email, phone, company, type, notes) and see a preview first. A contact whose email is already saved is updated, never duplicated, and every skipped row is listed with the reason.

Then open Reports → Archive → Past reports and upload the report PDFs from your Dropbox or Google Drive backup, up to 50 at a time, 50 MB each. Househound reads the address, client, email and date from each PDF, and you can correct them. Archived reports are read-only: you can search, open, download and share them, but they don't become Househound inspections. Only PDFs are accepted.

  8. Step 8: Set up services, your agreement, emails, the booking page and Stripe

Add your services and fees and any price rules for square footage, bedrooms or units. Upload your agreement (a .docx works for agreements) and choose how far ahead it goes out. Go through the client and agent emails and paste in your ISN wording. Set your booking start times and crew rules.

Connect your own Stripe account from Househound's payment settings. Money goes straight to that account. Each client card payment carries 3.25% + 40¢, and that includes Stripe's processing, so it's one deduction.

  9. Step 9: Run one real inspection in Househound with ISN still open

Use one of your 3 free reports on a real job: book it, send the agreement, write the report on the phone, publish it, and take the payment. Keep ISN for jobs already booked there until they're delivered and paid.

  10. Step 10: Move your booking link, then cancel ISN

Point your website's booking link at your Househound booking page, or paste the booking widget onto the page, and remove ISN's Online Scheduler embed.

ISN doesn't publish in-product cancellation steps; contact ISN support. ISN bills one month in arrears for completed inspections, so expect one more invoice after you leave, covering the last month's jobs (ISN: how ISN invoices your company). Check your Dropbox or Google Drive backup is complete before you send the request.

Are you replacing ISN's back office, its report writer, or both?

Which case you're in decides what you export, and from which product.

  • ISN plus its own Report Writer: ISN runs your orders, agreements, payments and emails, and you write reports in the ISN Report Writer. Househound replaces both. Your template comes over from a PDF (step 3), and everything else is set up fresh.
  • ISN plus another report writer: ISN lists 15 report writers it passes order data to, including Spectora, HomeGauge, Home Inspector Pro, Palm-Tech, Horizon and TapInspect (ISN: integrated report writers). Moving to Househound replaces ISN and that report writer together, because Househound schedules and writes reports in one product. Export from both before you cancel either.
  • Keeping ISN and writing in Househound: Househound has no integration with ISN (or with any other product), so this means entering every job twice. ISN also bills per completed inspection whichever program writes the report (ISN: how ISN invoices your company), so you'd pay both.
  • Keeping your report writer and replacing only ISN: Househound's booking page, agreements and invoices attach to Househound reports and don't connect to another report writer.

What doesn't carry over (and what to do instead)

Househound builds templates and the comment library from your ISN files, imports the client and agent CSVs, and keeps report PDFs in a read-only archive. Some ISN features have no Househound equivalent.

ISNIn Househound
AgenciesAgents import with their company; there's no separate agency list.
Past reports, agreements, attachmentsUpload the report PDFs to the past-report archive. Keep the Dropbox or Google Drive backup for the rest.

SMS events and Premium SMS/MMSEmail only. No text messages.
Google Calendar sync, iCal feedNot available.
QuickBooks, Zapier, APINot available. Househound has no integrations.
FlexFund (pay at closing)Not available. Card payments through your Stripe account.
Report gating on paymentNot available. Househound can hold a report until the agreement is signed.
Repair Request BuilderThe client or buyer's agent builds a repair request from the published report and shares it as a link, copies it as text, downloads a CSV or prints it.
TREC, 4-Point and Wind Mitigation templatesBuilt in: NPMA-33, TREC REI 7-6, Florida wind mitigation (OIR-B1-1802 Rev. 04/26) and the Citizens 4-Point. Florida forms print in Househound's layout of the questions, not the official OIR PDF.

If texts, QuickBooks or PDF attachments are a large share of how you work, those are reasons to stay. The Househound vs ISN comparison covers the rest.

Keeping old ISN reports

Your Dropbox or Google Drive backup is the archive, and it stays yours after you leave ISN. Before you cancel, open a few old orders' folders and confirm the report, agreement and attachments are there.

Old reports can't be loaded into Househound as past inspections, but the report PDFs can go into Househound's past-report archive (Reports → Archive → Past reports, web only): searchable by address, client, email and date, with a download, an email to the client, or a share link (valid 90 days, and you can turn it off). Report links you've already sent clients and agents are served by ISN, and ISN doesn't publish what happens to them after an account closes. If agents still open old reports from those links, keep the PDFs where you can resend them.

ISN-specific gotchas

  • Final invoice: ISN bills one month in arrears for completed inspections, so the month after you leave still produces a bill. Any monthly minimum also applies; ISN doesn't publish the amount (ISN pricing).
  • Evergreen and other Porch programs: ISN Evergreen pays you when clients you inspected for buy services through Porch, and it's switched on in ISN under Settings → Office Settings → ISN Evergreen for the inspection types you choose (ISN: Evergreen setup). Once your orders stop running through ISN, new Evergreen payouts stop. ISN doesn't publish what happens to commissions on services already sold, so ask ISN in writing before you cancel. Househound has no revenue-share program.
  • Other Porch products: ISN, Home Inspector Pro and Palm-Tech are all Porch Group businesses, and ISN's Terms let a card on one Porch inspection account be charged for an affiliated account. If you also use Home Inspector Pro or Palm-Tech, see the guides for Home Inspector Pro and Palm-Tech.
  • Per inspection to per inspector: ISN charges $7.25 per completed inspection for the first 50 each month, $5.50 each for inspections 51 to 100 and $3.75 each for 101 to 150 (ISN pricing). Househound is $99 a month for the first inspector and $69 for each added inspector at any volume. $99 is what ISN charges for about 14 inspections at $7.25, and $69 for about 9 or 10, before any ISN monthly minimum.

Questions

Can I import my ISN templates into Househound?

Yes, from a PDF. ISN publishes no template export, so download a recent ISN report (ideally a practice report with every comment selected) and import it on Househound's Templates page; Autodraft reads it into a draft template and comment library you review.

Can I export my ISN Report Writer templates or comment library?

ISN doesn't publish a way to. Its help center covers importing templates into ISN, not exporting them. Ask ISN support whether they can send you a copy, and save a PDF of a report for each template either way.

How do I download all my reports from ISN?

Connect Dropbox or Google Drive under Settings → Office Settings → Working with Other Applications. ISN then copies reports, agreements and attachments to that drive. Single orders can also be downloaded from the order view. Upload the report PDFs to Househound's past-report archive to keep them searchable and shareable.

Do my ISN clients and agents come over to Househound?

Yes, through the CSVs. Download your clients and agents from ISN's Clients/Agents menu, then import each file on the Househound web dashboard under People → Clients or Agents → Import contacts…; a contact whose email is already saved is updated rather than duplicated.

What happens to ISN Evergreen when I leave ISN?

New Evergreen payouts stop once your orders no longer run through ISN, because Evergreen is offered to your clients through ISN orders. ISN doesn't publish what happens to commissions on services already sold, so ask ISN in writing before you cancel.

Can I keep ISN for scheduling and write reports in Househound?

You can, but nothing connects them. Househound has no ISN integration, so each job would be entered twice, and ISN still bills per completed inspection.
