How to switch from Palm-Tech to Househound
Short answer
Palm-Tech's only published export is a spreadsheet (.xlsx) listing your inspections, from the Export button on the Palmtech Portal's Inspections list. Palm-Tech publishes no export for clients, agents, templates, the comment library or reports in bulk, so ask Palm-Tech support what they can send you, and save the PDFs of reports you have to keep before you cancel: Palm-Tech's Terms say charges are non-refundable and it has no obligation to keep or provide your content once the account ends. To rebuild your template in Househound, import a PDF of a recent Palm-Tech report, and Autodraft reads it into a draft template and comment library for you to review. Any contact list you get as a CSV or Excel file imports as clients and agents, and saved report PDFs go into Househound's read-only past-report archive.
What comes over from Palm-Tech
- TemplatesImports
Palm-Tech publishes no template export. Save a PDF of a recent report and drop it on the Templates page; Autodraft reads it into a draft template of areas, items and comments for you to review. Up to 10 files at once, 20 MB each.
- Comment libraryImports
Built from the comments in the file you import and added to your company comment library. Palm-Tech's comment library has no published export, so only comments that appear in that file come over. Narrative comments arrive as the finished sentence, not the dropdowns behind it.
- Report branding and logoSet up fresh
Upload your logo, company details and report footer in Settings. There's no Report Designer: Househound has one report design, no custom colors, and a "Powered by Househound" line on every report.
- Clients and agentsImports
Palm-Tech publishes no client or agent export, so ask Palm-Tech support for one and keep the inspections spreadsheet (Inspections → Export). Import whatever list you get, as CSV or Excel, at People → Clients or Agents → Import contacts… A contact whose email is already saved is updated, never duplicated. Web only.
- Past reportsImports
Palm-Tech publishes no bulk download, so save the report PDFs you must keep from each inspection before you cancel, then upload them to the past-report archive (Reports → Archive → Past reports): read-only, searchable, shareable. They don't become Househound inspections.
- Services and feesSet up fresh
Not imported. Start from the starter service library (about 35 services) or enter your own, then add price rules for square footage, bedrooms or units.
- AgreementsImports
Upload your agreement file (PDF, DOC, DOCX, RTF, TXT or MD, up to 15 MB) to show on the signing page, and paste its text into the editor if you want merge fields. Text isn't pulled out of the file for you.
- Email wordingSet up fresh
Househound has about 27 editable client and agent emails with merge fields and a live preview. Copy your Palm-Tech email templates in by hand.
- Booking pageSet up fresh
Set your start times, services and crew rules in place of Palm-Tech's Online Scheduler, then link to your booking page or embed it on your site. Bookings arrive as requests you approve.
- PaymentsSet up fresh
Connect your own Stripe account. Card payments carry one 3.25% + 40¢ fee that includes Stripe's processing.
- Team membersSet up fresh
Invite each inspector and set their role and permissions. The first seat is $99 a month and each added inspector is $69 a month (or $990 and $690 a year on annual billing).
- Calendar and scheduleSet up fresh
Not imported. Enter upcoming inspections by hand, or let jobs already booked in Palm-Tech finish there.
Step by step
Step 1: Export your inspection list before you cancel
Start here, while your account is active. Palm-Tech's Terms (effective August 7, 2024) say all charges are non-refundable unless the Terms say otherwise, and that once your account is terminated Palm-Tech has no obligation to keep or give you any of your content (Palm-Tech Terms of Use). Palm-Tech's own cancellation article also recommends backing up with the Export option before access ends (Palm-Tech: managing your subscription).
In the Palmtech Portal, open Inspections from the main menu and click Export. You get an Excel (.xlsx) file of all the inspections your company has created (Palm-Tech: portal inspections). It's a list, not the reports themselves, and Palm-Tech doesn't publish which columns it holds, so open it and check before you go further.
Step 2: Ask Palm-Tech support for everything else
That spreadsheet is the only export Palm-Tech's help center describes. For anything else, email Palm-Tech support (support@palmtech.com) and ask in writing what they can send you:
- your client and agent lists, which the Agents article gives no export for
- your templates and comment library
- your past reports in bulk
Ask early. Whatever they can't provide, cover with the next step.
Step 3: Save the report PDFs you have to keep, and one per template
Palm-Tech's interactive report comes with a PDF version (Palmtech 11), but the help center doesn't document how to download it from a past inspection, and there's no published bulk download. Open each inspection you need from the Inspections list and save its PDF, or ask support for the steps on your version. Decide which reports you need first: the ones your state's record-keeping rule covers, open claims, and anything an agent or client may ask for again.
Then save one more PDF per template you use (home, condo, mold, radon). This is what your Househound template is built from. The better the PDF, the better the template: a practice report where every comment you use is selected carries your whole library, and a real report carries only what applied to that house.
On a legacy Windows version (7, 8 or 9), the Backup Program Data file is meant to be emailed to a Palm-Tech specialist, and its format isn't published (Palm-Tech: backups in legacy versions). Keep it, but Househound can't read it, so print a report to PDF for the template.
Step 4: Create your Househound account
Sign up on the web at househoundusa.com/signup. Your first 3 reports are free and there's no card to enter. The dashboard runs in a browser, and the inspecting happens in the iPhone, iPad or Android app, which works with no signal.
Step 5: Import the PDFs on the Templates page
In the Househound web dashboard, open Templates, click Import, and drop your PDFs on it. During setup, the templates step opens with Bring your own template, which does the same thing. Import isn't in the phone apps.
Up to 10 files go in at once, 20 MB each. Each file becomes its own template, and the import keeps running if you close the page. Spreadsheets (.xlsx, .xls, .csv, .tsv), Word .docx files, JSON, photos of printed pages (including HEIC) and text files work too. An older Word .doc file has to be opened in Word and saved as .docx or PDF first.
Step 6: Review the draft template and comment library
A template read from a PDF is a draft, so read it before you use it. Autodraft builds the areas, items and comments from what's on the page and suggests a comment type and a severity (major, moderate or minor) for each deficiency. Check that every Palm-Tech section has an area, the comment wording matches yours, the severities match how you rate those defects, and narrative comments read the way you want them in a finished report.
Fix anything in the template editor on the web. Every comment also lands in the comment library, which is what Autodraft reuses when it turns your spoken notes into drafted findings.
Step 7: Import your contacts and upload past report PDFs
If Palm-Tech support sent you a client or agent list, go to People → Clients → Import contacts… (or People → Agents) on the web. CSV and Excel files both work, up to 5,000 rows and 5 MB. You map each column (name, email, phone, company, type, notes) and see a preview first. A contact whose email is already saved is updated, never duplicated, and every skipped row is listed with the reason.
Then open Reports → Archive → Past reports and upload the report PDFs you saved, up to 50 at a time, 50 MB each. Househound reads the address, client, email and date from each PDF, and you can correct them. Archived reports are read-only: you can search, open, download and share them, but they don't become Househound inspections. The Backup Program Data file from a legacy version isn't accepted; only PDFs are.
Step 8: Set up services, your agreement, emails and Stripe
Add your services and fees and any price rules for square footage, bedrooms or units. Upload your agreement (a .docx works for agreements) and choose how far ahead it goes out. Go through the client and agent emails and paste in your Palm-Tech wording. Set your booking start times and crew rules.
Then connect your own Stripe account from Househound's payment settings. Money goes straight to that account. Each client card payment carries 3.25% + 40¢, and that includes Stripe's processing, so it's one deduction.
Step 9: Write one real inspection in Househound with Palm-Tech still open
Use one of your 3 free reports on a real job, start to finish on the phone: photos, dictated findings, publish. Keep Palm-Tech for jobs already booked there until they're delivered.
Step 10: Move your booking link, then cancel Palm-Tech
Point your website's booking link at your Househound booking page, or paste the booking widget onto the page, and remove Palm-Tech's Online Scheduler.
To cancel, go to Settings → Billing Plan in the Palmtech Portal, click the red Cancel Plan button and confirm; a Palm-Tech team member then contacts you, and access continues to the end of the period you've paid for (Palm-Tech: managing your subscription). On the $500 a year plan, time it with the renewal date, since charges are non-refundable unless the Terms say otherwise.
What can you export from Palm-Tech?
A spreadsheet of inspections, going by what Palm-Tech publishes.
| Data | Published export |
|---|---|
| Inspection list | Yes: Inspections → Export, an .xlsx file |
| Clients and agents | Not published. Ask support. |
| Templates and comment library (Palmtech 11) | Not published. Ask support; use a report PDF for Househound. |
| Past reports | One inspection at a time. No bulk download published. |
| Legacy V7–V9 data | Backup Program Data file, for Palm-Tech's own migrations |
Palm-Tech documents imports into Palm-Tech from HomeGauge and Spectora, so the absence is on the export side (Palm-Tech: import from HomeGauge).
What doesn't carry over (and what to do instead)
Househound builds templates and the comment library from your Palm-Tech PDFs, imports any contact list you get as a spreadsheet, and keeps saved report PDFs in a read-only archive. A few Palm-Tech features have no Househound equivalent.
| Palm-Tech | In Househound |
|---|---|
| Inspection list spreadsheet | Keep it as your record. Inspections don't import. |
| AI Comment Helper and AI Image Defect Detector | Autodraft drafts findings from your spoken or typed notes, using your comment library. It doesn't draft from photos. |
| Interactive report plus PDF download | Reports are delivered as a link, with a PDF download of the same report. The delivery email links to the PDF. |
| Request list builder | The client or buyer's agent builds a repair request from the published report and shares it as a link, copies it as text, downloads a CSV or prints it. |
| Citizens 4-Point and Wind Mitigation templates | Built in, alongside TREC REI 7-6 and NPMA-33. The Florida forms are OIR-B1-1802 (Rev. 04/26) and the Citizens 4-Point, printed in Househound's layout of the questions rather than the official OIR PDF filled in. |
| Integration with ISN | Not available. Househound has no integrations. |
| Report Designer | One report design with your logo and details. |
Price differs too: Palm-Tech is $50 per user a month or $500 a year (Palm-Tech pricing). Househound is $99 a month for the first inspector and $69 for each added one, or $990 and $690 a year, so 3 inspectors cost $150 a month on Palm-Tech against $237 on Househound ($99 + 2 × $69). If the lower price or the Report Designer matters most, those are reasons to stay. The Househound vs Palm-Tech comparison covers the rest.
Keeping old Palm-Tech reports
The PDFs you save are the archive. Old reports can't be loaded into Househound as past inspections, but the PDFs can go into Househound's past-report archive (Reports → Archive → Past reports, web only), where they're searchable by address, client, email and date. You can open or download one, email it to the client, or copy a share link (valid 90 days, and you can turn it off). Keep a copy on a drive you back up as well.
Palm-Tech's Terms also say accounts inactive for a year or more may be terminated, so don't count on reaching an old account later to fetch a report. Report links you've already sent clients are served by Palm-Tech, and Palm-Tech doesn't publish what happens to them after cancellation.
Palm-Tech-specific gotchas
- Palm-Tech with ISN: if your Palm-Tech account is connected to ISN, completed reports were uploaded to the ISN order as PDFs (Palm-Tech: connecting Palmtech and ISN). ISN can back those up to Dropbox or Google Drive in bulk, which is easier than saving them one at a time from Palm-Tech. See the ISN switching guide.
- Palmtech 11 and ISN: Palmtech 11 and ISN's Report Writer share the same feature names (AI Comment Helper, Global Lists, Report Designer) and some help articles. Neither publishes a template export, so the PDF route applies to both.
- One owner: Palm-Tech is a Porch Group business, like ISN and Home Inspector Pro. Settle each account separately when you leave.
- Legacy versions: Palm-Tech has stopped planned updates to Versions 7, 8 and 9 (Palm-Tech: FAQs about upgrading). If you're still on one, your reports live on that Windows computer; copy them off before the machine is retired.
- Teams: invite each inspector in Househound before their first job there. Several inspectors can write in the same report at once, and each finding shows who last edited it.
Questions
Can I export my templates from Palm-Tech?
Palm-Tech doesn't publish a way to export Palmtech 11 templates or the comment library. Ask Palm-Tech support in writing, and save a PDF of a report for each template either way.
Can I import my Palm-Tech templates into Househound?
Yes, from a PDF. Save a recent Palm-Tech report, ideally a practice report with every comment selected, and import it on Househound's Templates page; Autodraft reads it into a draft template and comment library you review.
How do I export my clients from Palm-Tech?
Palm-Tech doesn't publish a client or agent export. The Inspections list's Export button gives you an .xlsx file of your inspections; for contact lists, ask Palm-Tech support. Any list you get as a CSV or Excel file imports into Househound under People → Clients or Agents → Import contacts…
How do I cancel Palm-Tech?
In the Palmtech Portal, go to Settings → Billing Plan, click Cancel Plan and confirm. A Palm-Tech team member contacts you, and access lasts until the end of the period you've paid for. Export first.
Will Palm-Tech refund the rest of an annual plan?
Palm-Tech's Terms say all charges are non-refundable unless the Terms say otherwise. Plan the switch around your renewal date.
Does Househound have Palm-Tech's 4-Point and Wind Mitigation templates?
Yes. Househound has Florida wind mitigation (OIR-B1-1802 Rev. 04/26) and the Citizens 4-Point as fixed forms, with a required-photo checklist and a check that blocks publishing until every answer and required photo is in. They print in Househound's layout of the questions rather than the official OIR PDF filled in, and other carriers' 4-Point versions aren't modelled.
