How to switch from Horizon to Househound by Dec 15, 2026

Updated October 27, 2026 · Time needed: An afternoon of setup, plus the time to save old reports; finish before December 15, 2026

Short answer

Carson Dunlop shuts Horizon down on December 15, 2026, and says the data won't be accessible after that date, so export first: Profile → Export Centre gives you client and agent lists, work orders, company templates, dashboard and tax data, by emailed links that expire after 14 days. Horizon publishes no bulk export of report PDFs or photos, so save the reports you must keep now, one at a time if that's the only way. In Househound, import the template export or a PDF of a recent Horizon report to rebuild your template and comment library, import the client and agent lists, and upload the saved PDFs to the read-only past-report archive. Services don't import.

What comes over from Horizon

  • TemplatesImports

Try the Company Templates file from Horizon's Export Centre on the Templates page. Carson Dunlop doesn't publish its file type: a spreadsheet, PDF, Word .docx, JSON, image or text file is read by Autodraft into a draft template; if the file isn't one of those, import a PDF of a recent Horizon report instead.

  • Comment libraryImports

Built from the comments in whatever file you import and added to your company comment library. Only comments in that file come over, so use the export or a report that contains as many of your comments as possible.

  • Report branding and logoSet up fresh

Upload your logo, company details and report footer in Settings. Househound has one report design, no title pages or illustrations, and a "Powered by Househound" line on every report.

  • Clients and agentsImports

Export the CRM Clients and CRM Agents lists from the Export Centre, then in Househound go to People → Clients or Agents → Import contacts… A CSV or Excel file works: you map the columns, and a contact whose email is already saved is updated, never duplicated. Web only.

  • Past reportsImports

Save the PDFs of every report you must retain before December 15, 2026 (Horizon publishes no bulk export), then upload them to the past-report archive (Reports → Archive → Past reports): read-only, searchable, shareable. They don't become Househound inspections.

  • Services and feesSet up fresh

Not imported. Start from the starter service library (about 35 services) or enter your own, then add price rules for square footage, bedrooms or units.

  • AgreementsImports

Upload your agreement file (PDF, DOC, DOCX, RTF, TXT or MD, up to 15 MB) to show on the signing page, and paste its text into the editor if you want merge fields. Text isn't pulled out of the file for you.

  • Email wordingSet up fresh

Househound has about 27 editable client and agent emails with merge fields and a live preview. Copy your Horizon confirmation and follow-up wording in by hand.

  • Booking pageSet up fresh

Set your start times, services and crew rules, then link to your booking page or embed it on your site. Bookings arrive as requests you approve.

  • PaymentsSet up fresh

Connect your own Stripe account. Card payments carry one 3.25% + 40¢ fee that includes Stripe's processing. A Canadian company chooses Canada when connecting Stripe and takes client card payments in CAD (3.25% + C$0.40); invoices carry no GST, HST, PST or QST tax lines.

  • Team membersSet up fresh

Invite each inspector and set their role and permissions. The first seat is $99 a month and each added inspector is $69 a month (or $990 and $690 a year on annual billing), in US dollars.

  • Calendar and scheduleSet up fresh

Not imported, and there's no Google Calendar sync. Export the work order data to keep a record, and enter upcoming inspections in Househound by hand.

Step by step

  1. Step 1: Request every export from Horizon's Export Centre now

In Horizon, go to the Profile section, open the Export Centre, and request each export (Spectora's Horizon FAQ, quoting the Export Centre):

    • CRM Agents (agent list)
    • CRM Clients (client list)
    • Inspection Bookings Data (work order data)
    • Company Templates (report templates and configuration settings)
    • Dashboard Data
    • Tax Reporting Data

Large exports run in the background and email a download link to the primary administrator's address. Links expire after 14 days. Download each file as soon as it arrives and store it somewhere other than your email. If a link expires, request it again from Horizon.

Carson Dunlop's own help article describes the older route from the Profile page (for example Export Clients Here, then Save), which produces Excel files (Carson Dunlop: data exports).

  2. Step 2: Save the reports you must keep as PDFs

The Export Centre doesn't include inspection reports, report PDFs or photos, and Carson Dunlop publishes no bulk "download every report" option. After December 15, 2026 the data won't be accessible and will be deleted.

Open each report you're required to keep, or want to keep, and save its PDF. If you have hundreds, ask Carson Dunlop support whether they can provide a bulk copy; that route isn't documented, so ask early. How long you must keep reports depends on your state or province, so check the rule that applies to you before deciding what to save.

Keep photos you may need separately: they come out only inside the report PDFs. Once you have the PDFs, you can upload them to Househound's past-report archive (step 6).

  3. Step 3: Create your Househound account

Sign up on the web at househoundusa.com/signup. Your first 3 reports are free and there's no card to enter.

  4. Step 4: Import your template on the Templates page

In the Househound web dashboard, open Templates, click Import, and drop in the Company Templates file from the Export Centre. Carson Dunlop doesn't say what format that file is. Househound reads spreadsheets (.xlsx, .xls, .csv, .tsv), PDFs, Word .docx files, JSON, images (PNG, JPG, WEBP, HEIC) and plain text or Markdown.

If the file is a type Househound doesn't take, or the draft comes out thin, import a PDF of a recent Horizon report instead, ideally a long one with many comments. Report Designer layouts built in Microsoft Word import directly as .docx; an older .doc file has to be opened in Word and saved as .docx or PDF first.

Up to 10 files go in at once, 20 MB each, and each file becomes its own template.

  5. Step 5: Review the draft template and comment library

A template read from a PDF or an unfamiliar export is a draft. Check that each Horizon section has an area, the items are in your order, the wording is yours, and each deficiency has the severity you'd give it (major, moderate or minor). Fix anything in the template editor on the web. Every comment lands in your comment library, which Autodraft reuses when it turns your spoken notes into drafted findings.

Horizon reports mix your own wording with Carson Dunlop's pre-written content and illustrations. Illustrations don't come over; read the imported comments and keep the wording you wrote.

  6. Step 6: Import your contacts and upload the saved report PDFs

On the web, go to People → Clients → Import contacts… and choose the CRM Clients file, then People → Agents → Import contacts… for CRM Agents. CSV and Excel files both work, up to 5,000 rows and 5 MB. You map each column (name, email, phone, company, type, notes) and see a preview first. A contact whose email is already saved is updated, never duplicated, and every skipped row is listed with the reason.

Then open Reports → Archive → Past reports and upload the report PDFs you saved, up to 50 at a time, 50 MB each. Househound reads the address, client, email and date from each PDF, and you can correct them. Archived reports are read-only: you can search, open, download and share them, but they don't become Househound inspections. Keep your own copy of the PDFs as well.

  7. Step 7: Set up services, your agreement, emails, the booking page and Stripe

Add your services and fees and any price rules for square footage, bedrooms or units. Upload your agreement and choose when it goes out. Paste your confirmation and follow-up wording into the client and agent emails. Set your booking start times and crew rules.

Connect your own Stripe account from Househound's payment settings. Money goes straight to that account. Each client card payment carries 3.25% + 40¢, and that includes Stripe's processing, so it's one deduction. A Canadian company chooses Canada when connecting Stripe and takes client card payments in CAD into a Canadian Stripe account, at 3.25% + C$0.40.

  8. Step 8: Write one real inspection in Househound while Horizon still runs

Use one of your 3 free reports on a real job, start to finish on the phone, and publish it. Your client gets a link, with a PDF download of the same report. Do this in November so you have time to fix the template before the deadline.

  9. Step 9: Move your booking link and ask Horizon for a refund

Point your website's booking link at your Househound booking page, or paste the booking widget onto the page. If you renewed Horizon recently, request a refund under Profile → Settings → Refund Request. Carson Dunlop refunds full unused months (no partial days), can convert an annual plan to monthly and refund the rest, and says processing can take up to 20 business days (Spectora's Horizon FAQ).

What to do this week, by November 30, and by December 15

Horizon stops on December 15, 2026, 7 weeks after this guide's October 27 update.

This week (by October 31)

  • Request every Export Centre export and download each file the day the email arrives.
  • List the reports you're required to keep and start saving their PDFs.
  • Create your Househound account and import your template and contact lists.

By November 30

  • Every retained report saved as a PDF, with copies in two places (Househound's past-report archive can be one of them).
  • Template reviewed and at least one real inspection published from Househound.
  • Services, agreement, emails, booking page and Stripe set up.
  • Any export link that expired requested again and downloaded.

By December 15

  • Your last Horizon report published and delivered.
  • A final export of clients and work orders taken after that last job.
  • Booking link on your website pointing at Househound.
  • Refund request filed, if you're owed one.

Don't count on any export link or report link working after December 15.

What doesn't carry over (and what to do instead)

Househound builds a template and comment library from your files, imports the client and agent lists, and keeps the report PDFs you saved in a read-only archive. The rest is set up fresh or works differently.

HorizonIn Househound
Work ordersKeep the Export Centre file. Upcoming inspections are entered by hand.
Past reports and photosUpload the PDFs you save to the past-report archive. They're read-only and don't become Househound inspections.
Illustrations, title pages, Home Reference eBookNot available. They're Carson Dunlop's content.
Ballpark costsInspector-entered repair cost ranges on deficiencies, with defaults from your comment library. Househound has no built-in cost figures and doesn't suggest prices.
Repair request listsThe client or buyer's agent builds a repair request from the published report and shares it as a link, copies it as text, downloads a CSV or prints it.
TREC, Florida 4-Point, Wind MitigationBuilt in: NPMA-33, TREC REI 7-6, Florida wind mitigation (OIR-B1-1802 Rev. 04/26) and the Citizens 4-Point. Florida forms print in Househound's layout of the questions, not the official OIR PDF. Horizon's 30+ ancillary forms (pool, spa, radon, mold, lead) aren't built.
Google Calendar sync and integrationsNot available. Househound has no integrations.
PDF reportsReports are delivered as a link, with a PDF download of the same report. The delivery email links to the PDF.

Spectora's Horizon migration tool moves your contacts, agents and comments in one step; in Househound you import the template and contact files yourself. If that matters most, compare the two on the Househound vs Horizon page and the Horizon shutdown guide.

Keeping old Horizon reports

Save them yourself, before December 15, 2026. Carson Dunlop says Horizon's data won't be accessible after that date and will be securely deleted, and Spectora's migration notes say historical reports, report PDFs and photos don't transfer to Spectora either.

Carson Dunlop hasn't published what happens to report links you've already sent clients. Assume they stop working. If a recent client or their agent might ask for the report next year, keep that PDF where you can send it.

Househound can't turn old reports into inspections, but its past-report archive (Reports → Archive → Past reports, web only) holds the PDFs: up to 50 at a time, 50 MB each, searchable by address, client, email and date. You can open or download one, email it to the client, or copy a share link (valid 90 days, and you can turn it off). Keep a copy in your own storage too.

Horizon-specific gotchas

  • Export emails go to the primary administrator. If that's a former office manager's address, change it or get them to forward the links before they expire.
  • 14 days: Every Export Centre link expires 14 days after it's sent. Request again rather than waiting on an old email.
  • There's no automatic migration. Carson Dunlop's notice says you choose your path; nothing moves on its own.
  • Word-based layouts: Horizon's Report Designer relies on Microsoft Word. A .docx imports as a template directly; save an older .doc as .docx or PDF first.
  • Canada: A Canadian company chooses Canada when connecting Stripe and takes client card payments in CAD into a Canadian Stripe account. The fee is 3.25% + C$0.40, Stripe's processing included. Invoices carry no GST, HST, PST or QST tax lines, so if you must show tax on an invoice, keep doing that outside Househound. Househound's own subscription is priced in US dollars. Canadian addresses autocomplete, emails use Canadian date formats, and a company can turn on automatic French (Canadian French) and Spanish versions of each published report, with English as the original that governs.
  • ISN users: Househound doesn't connect to ISN. If ISN does your scheduling, Househound's booking page and calendar would replace it.

Questions

When does Horizon shut down?

December 15, 2026. Carson Dunlop says Horizon stays fully operational until then and that the data won't be accessible after that date.

How do I export my data from Horizon?

Go to the Profile section, open the Export Centre, and request each export: client and agent lists, work order data, company templates, dashboard data and tax data. Download links are emailed to the primary administrator and expire after 14 days.

Can I export all my Horizon reports at once?

Carson Dunlop doesn't publish a bulk export of report PDFs or photos. Save each report you must keep as a PDF before December 15, 2026, and ask Carson Dunlop support early if you need a bulk copy. Househound's past-report archive takes those PDFs 50 at a time and keeps them read-only, searchable and shareable.

Can Househound import my Horizon templates?

Try the Company Templates file from the Export Centre on Househound's Templates page; spreadsheets, PDFs, Word .docx files, JSON, images and text files are read into a draft template. If the file type isn't accepted, import a PDF of a recent Horizon report instead.

Can I import my Horizon clients and agents?

Yes. Export CRM Clients and CRM Agents from the Export Centre, then use People → Clients or Agents → Import contacts… on the Househound web dashboard. A contact whose email is already saved is updated rather than duplicated.

Can a Canadian company take card payments in Househound?

Yes. Choose Canada when connecting Stripe, and client card payments are taken in CAD into your Canadian Stripe account at 3.25% + C$0.40, Stripe's processing included. Invoices carry no GST, HST, PST or QST tax lines, and Househound's own subscription is priced in US dollars.

Do I have to move to Spectora?

No. Spectora is Carson Dunlop's recommended platform, and its migration tool moves contacts and comments, but Carson Dunlop lists moving to a different platform as one of three options.

Can I get a refund for my Horizon subscription?

For recently renewed subscriptions, yes: Carson Dunlop refunds full unused months. Request it under Profile → Settings → Refund Request; it can take up to 20 business days.
