How to switch from Home Inspector Pro to Househound

Updated October 27, 2026 · Time needed: An afternoon of backups and setup, then a week or two of overlap

Short answer

Home Inspector Pro (HIP) stores your templates (.tpz) and inspections (.hzf) as files on your own computer, so the first step is copying the Home Inspector Pro folder to a drive you control. Househound can't open .tpz files: generate a PDF of a recent report, or a practice report with every narrative selected, and Autodraft reads it into a draft template and comment library for you to review. Clients and agents export from HIP Office as a CSV sent by email and import into Househound as contacts; past reports download one order at a time as PDFs and go into Househound's read-only past-report archive. Do every export before you cancel, because HIP's Terms say charges are non-refundable and HIP has no obligation to keep or provide your content afterwards.

What comes over from Home Inspector Pro

  • TemplatesImports

Househound doesn't open .tpz template files. Generate a PDF of a report built from the template and drop it on the Templates page; Autodraft reads it into a draft template of areas, items and comments for you to review. Up to 10 files at once, 20 MB each.

  • Comment libraryImports

HIP keeps narratives inside the template. In Househound they're built from the narratives in the file you import and added to your company comment library, so import a practice report with every narrative you use selected.

  • Report branding and logoSet up fresh

Upload your logo, company details and report footer in Settings, and add a cover photo per inspection. Cover page designs (.hdzi) and stationery don't carry over: Househound has one report design, no custom colors, and a "Powered by Househound" line on every report.

  • Clients and agentsImports

Export both from HIP Office (Data Management → Clients → Export Clients, and the same for Agents; a .csv is emailed to you), then in Househound go to People → Clients or Agents → Import contacts… A contact whose email is already saved is updated, never duplicated. Web only.

  • Past reportsImports

Download the uploaded reports you need from HIP Office as PDFs, one order at a time, then upload them to the past-report archive (Reports → Archive → Past reports): read-only, searchable, shareable. They don't become Househound inspections, and .hzf files aren't accepted, so keep the Home Inspector Pro folder too.

  • Services and feesSet up fresh

Not imported. Start from the starter service library (about 35 services) or enter your own, then add price rules for square footage, bedrooms or units in place of HIP Office fee schedules.

  • AgreementsImports

Upload your agreement file (PDF, DOC, DOCX, RTF, TXT or MD, up to 15 MB) to show on the signing page, and paste its text into the editor if you want merge fields. Text isn't pulled out of the file for you.

  • Email wordingSet up fresh

Househound has about 27 editable client and agent emails with merge fields and a live preview. Copy your HIP Office wording in by hand. Househound sends email only, with no text messages.

  • Booking pageSet up fresh

Set your start times, services and crew rules in place of HIP Office's external booking form, then link to your booking page or embed it on your site. Bookings arrive as requests you approve.

  • PaymentsSet up fresh

Connect your own Stripe account. Card payments carry one 3.25% + 40¢ fee that includes Stripe's processing.

  • Team membersSet up fresh

Invite each inspector and set their role and permissions. The first seat is $99 a month and each added inspector is $69 a month (or $990 and $690 a year on annual billing).

  • Calendar and scheduleSet up fresh

Not imported, and there's no Google Calendar sync. Enter upcoming inspections by hand, or let jobs already booked in HIP Office finish there.

Step by step

  1. Step 1: Copy your Home Inspector Pro folder before you cancel

Back up first, while everything still opens. HIP's Terms (last updated October 20, 2025) say all charges are non-refundable unless the Terms say otherwise, and that once your account is terminated HIP has no obligation to keep or give you any of your content (HIP Terms of Service).

Your templates and inspections are files on your own computer (HIP: file types and where to find them):

    FileWhat it isDefault Windows folder
    .tpzTemplateC:\Program Files (x86)\Home Inspector Pro\Data
    .tpzxTemplate bundle...\Data\TemplateDistribution
.hzfInspection, with notes and photos...\Home Inspector Pro\Client Data
.hdziCover page design...\Home Inspector Pro\Cover Page Designs

Close HIP, then copy the whole Home Inspector Pro folder from C:\Program Files (x86) to an external drive or a cloud drive such as Dropbox or Google Drive (HIP: backing up on Windows). On a Mac the folder is Documents → Home Inspector Pro (HIP: moving files between Macs). If you chose a different install folder, the files are there instead. Do this on every computer that has HIP on it.

  2. Step 2: Export clients, agents, reports and contracts from HIP Office

Sign in at hipoffice.homeinspectorpro.com (HIP: getting clients, agents and contracts):

    • Clients: Data Management → Clients, then Export Clients at the top right. A .csv is emailed to you.
    • Agents: Data Management → Agents, then Export Agents. Also emailed as a .csv.
    • Signed contracts: Orders → View Orders, click the order number, open the Contract tab and click Download Contract. One order at a time.

For reports you uploaded, go to Orders → View Reports and click the PDF or HTML icon on each row; reports from the older HIP Cloud are under Orders → View Previous HIP Office Inspection Reports (HIP: where to find past reports). That needs an active HIP Office or Office Lite subscription, and HIP publishes no bulk download, so save the ones you have to keep now. Choose the PDF icon: Househound's past-report archive takes PDFs only.

  3. Step 3: Generate a PDF to rebuild each template from

Househound can't read .tpz files, so give it a PDF instead. In HIP Desktop, start a practice inspection from the template, select every narrative you use in every section, and click Generate Report, which produces the PDF (HIP v6.7 release notes). A real report carries only the narratives that applied to that house. Make one PDF per template.

HIP's help center doesn't document exporting a template to a spreadsheet. If your version offers one, Househound reads .xlsx, .xls, .csv and .tsv too, and a template kept as a Word .docx imports directly; ask HIP support if you're unsure.

Skip the PDF form-fill templates (TREC, 4-Point, Wind Mitigation, NPMA-33). Those are fixed state forms, not narrative templates, and Househound has NPMA-33, TREC REI 7-6, Florida wind mitigation (OIR-B1-1802 Rev. 04/26) and the Citizens 4-Point built in. HIP's Florida FDACS WDO form and NPMA-33 WDO addendum aren't among them.

  4. Step 4: Create your Househound account

Sign up on the web at househoundusa.com/signup. Your first 3 reports are free and there's no card to enter. There's no desktop program to install: the dashboard runs in a browser on Windows or Mac, and the inspecting happens in the iPhone, iPad or Android app, which works with no signal.

  5. Step 5: Import the PDFs on the Templates page

In the Househound web dashboard, open Templates, click Import, and drop your PDFs on it. During setup, the templates step opens with Bring your own template, which does the same thing. Import isn't in the phone apps.

Up to 10 files go in at once, 20 MB each. Each file becomes its own template, and the import keeps running if you close the page. A practice inspection with no photos keeps the PDF under 20 MB. Word .docx files import directly; an older .doc has to be opened in Word and saved as .docx or PDF first.

  6. Step 6: Review the draft template and comment library

A template read from a PDF is a draft. Autodraft builds the areas, items and comments from the page and suggests a comment type and a severity (major, moderate or minor) for each deficiency. Check that every HIP section has an area, the narrative wording matches yours, the severities match how you rate those defects, and informational fields such as roof material are set up the way you fill them in.

Fix anything in the template editor on the web. Every comment also lands in the comment library, which is what Autodraft reuses when it turns your spoken notes into drafted findings.

  7. Step 7: Import your contacts and upload past report PDFs

On the web, go to People → Clients → Import contacts… and choose the client .csv HIP Office emailed you, then People → Agents → Import contacts… for the agent file. Files go up to 5,000 rows and 5 MB. You map each column (name, email, phone, company, type, notes) and see a preview first. A contact whose email is already saved is updated, never duplicated, and every skipped row is listed with the reason.

Then open Reports → Archive → Past reports and upload the report PDFs you downloaded or generated, up to 50 at a time, 50 MB each. Househound reads the address, client, email and date from each PDF, and you can correct them. Archived reports are read-only: you can search, open, download and share them, but they don't become Househound inspections. .hzf and HTML files aren't accepted.

  8. Step 8: Set up services, your agreement, emails, the booking page and Stripe

Add your services and fees and any price rules for square footage, bedrooms or units. Upload your agreement (a .docx works for agreements) and choose how far ahead it goes out. Go through the client and agent emails and paste in your HIP Office wording. Set your booking start times and crew rules.

Connect your own Stripe account from Househound's payment settings. Money goes straight to that account. Each client card payment carries 3.25% + 40¢, and that includes Stripe's processing, so it's one deduction.

  9. Step 9: Write one real inspection in Househound with HIP still installed

Use one of your 3 free reports on a real job, start to finish on the phone: photos, dictated findings, publish. There's no desktop step; the report is finished in the app or on the web. Keep HIP for jobs already booked there until they're delivered.

  10. Step 10: Move your booking link, then cancel Home Inspector Pro

Point your website's booking link at your Househound booking page, or paste the booking widget onto the page, and remove HIP Office's booking form.

HIP doesn't publish in-product cancellation steps; contact HIP support. If you're on an annual plan, ask when the term ends before you cancel, since charges are non-refundable unless HIP's Terms say otherwise. If your website is hosted through homeinspectorsites.com, cancel it separately.

Can Househound read Home Inspector Pro .tpz templates?

No. A .tpz file is HIP's own template format, and Househound doesn't open it, or .hzf inspection files. There's no done-for-you migration service either.

What Househound reads is what HIP can produce: a PDF of a report. Autodraft turns it into an area › item › comment template and fills your comment library, and you review the draft before using it. The more narratives the PDF contains, the more complete the template, which is why a practice report with everything selected beats a real one.

If a PDF doesn't come through the way you expect, email hello@househoundusa.com with the file.

What doesn't carry over (and what to do instead)

Househound builds templates and the comment library from your HIP PDFs, imports the client and agent CSVs, and keeps report PDFs in a read-only archive. The rest is kept as files, set up fresh, or works differently.

If translation into German, Portuguese or Tagalog, the Florida WDO form, or a filled-in official form is a large share of your work, those are reasons to stay. The Househound vs Home Inspector Pro comparison covers the rest.

Keeping old Home Inspector Pro reports

Keep both copies of your old work.

  • On your computer: the Home Inspector Pro folder holds your .hzf inspections, templates and generated reports. Copy it to an external drive or cloud drive and keep it. Opening an .hzf file later takes HIP Desktop, and HIP doesn't publish what the desktop program can still do once a subscription ends, so ask HIP support before you cancel if you'll need to reopen old inspections. Saving PDFs of the reports you must retain removes the question.
  • In HIP Office: reports you uploaded can be opened as PDF or HTML from Orders → View Reports while the subscription is active. Download the ones you need before it ends.
  • In Househound's past-report archive: upload the PDFs under Reports → Archive → Past reports (web only), up to 50 at a time. They're searchable by address, client, email and date, and you can open or download one, email it to the client, or copy a share link (valid 90 days, and you can turn it off).

Old reports can't be loaded into Househound as past inspections: archived PDFs are read-only, and .hzf files stay in your folder copy.

Home Inspector Pro-specific gotchas

  • Local files: because HIP keeps files on your disk, nothing is copied anywhere unless you or HIP's cloud backup did it. HIP v6.9 added automatic cloud backup of .hzf files for HIP Office and Lite users (HIP v6.9); copy the local folder anyway.
  • More than one computer: if you write reports on a desktop and a laptop, each may hold inspections the other doesn't. Copy the folder from each.
  • HIP with ISN: HIP Desktop can import orders from ISN and upload PDF and HTML reports back to it (ISN: Home Inspector Pro integration). If you work that way, you're leaving two products, and ISN's export steps are in the ISN switching guide.
  • One owner, linked accounts: HIP is a Porch Group business, like ISN and Palm-Tech, and HIP's Terms let a payment method on one Porch inspection account be charged for an affiliated account. Settle each account separately when you leave.
  • Pricing changes: HIP's pricing page now shows one $89 a month plan; the $74 tier and the one-time Foundation Package no longer appear (HIP pricing). If you bought a one-time license, ask HIP what it covers after you stop paying for HIP Office.

Questions

Can I import my Home Inspector Pro templates into Househound?

Not the .tpz files themselves. Generate a PDF of a report built from the template in HIP Desktop, ideally a practice report with every narrative selected, and import it on Househound's Templates page; Autodraft reads it into a draft template and comment library you review.

Where are my Home Inspector Pro templates stored?

On Windows, .tpz templates are in C:\Program Files (x86)\Home Inspector Pro\Data by default, and .hzf inspections are in the Client Data folder beside it. On a Mac, everything is in Documents → Home Inspector Pro.

How do I export my clients from Home Inspector Pro?

In HIP Office, go to Data Management → Clients and click Export Clients; HIP emails you a .csv. Agents work the same way from Data Management → Agents. Import both files into Househound under People → Clients or Agents → Import contacts…; a contact whose email is already saved is updated rather than duplicated.

Can I still open my .hzf inspection files after I cancel?

HIP doesn't publish what HIP Desktop can do after a subscription ends. Keep a copy of the files, save PDFs of the reports you must retain, and ask HIP support before you cancel if you'll need to reopen old inspections.

Does Househound translate reports like Home Inspector Pro?

Into Spanish and French. A company turns each language on in Settings, and every published report then has a translated version with its own PDF, translated automatically, with English as the original that governs. HIP covers 6 languages, including German, Portuguese and Tagalog, and shows the translation beside the English.

Does Househound have TREC, 4-Point or Wind Mitigation forms?

Yes. Househound has TREC REI 7-6, Florida wind mitigation (OIR-B1-1802 Rev. 04/26), the Citizens 4-Point and NPMA-33. The Florida forms print in Househound's layout of the questions rather than the official form filled in, and there's no Florida FDACS WDO form, which HIP has.
