Home inspection software cost in 2026: real monthly totals
Short answer
On vendor list prices checked October 27, 2026, a solo inspector pays $50 (Palm-Tech) to $109 (Spectora) a month on a flat plan, and per-inspection fees push that to $290 on ISN at 40 jobs a month. At 10 inspectors and 300 inspections a month the spread runs from $394 (Inspector Toolbelt) to $2,200 (Spectora with its $4-per-inspection Advanced add-on). The card fee an inspector pays on a $450 inspection runs from $12.68 to $15.48 where vendors publish a rate, which at 40 jobs a month adds up to more than most subscriptions. Househound costs $99 a month for the first inspector and $69 for each added one ($990 and $690 a year), with no per-report fee, which puts it at the upper end of list price for a solo inspector and in the middle for a team.
How much does home inspection software cost per month?
For one inspector, published list prices in October 2026 run from $50 a month (Palm-Tech) to $109 (Spectora), and ISN's per-inspection billing passes $109 at 15 jobs a month. The subscription is only part of it. Per-inspection fees, add-ons, websites and the card fee on what you collect can each cost more than the subscription.
The tables below add up what each vendor publishes, at four sizes of business:
- Solo, part-time: 1 inspector, 15 inspections a month.
- Solo, full-time: 1 inspector, 40 inspections a month.
- Small team: 3 inspectors, 100 inspections a month between them.
- Large firm: 10 inspectors, 300 inspections a month between them.
Assumptions
- Monthly billing at list price. No promotions, discounts or annual prepayment (annual options are noted where published).
- Each vendor's cheapest plan that covers the volume. Where a vendor has a per-report plan, we used whichever of its plans costs less.
- Card fees, websites and optional add-ons are left out of the first table and shown separately.
- Taxes left out.
- Where a vendor doesn't publish a figure, the cell says "not published". We didn't fill gaps with estimates.

How each row was worked out
- Spectora: $109 for the first inspector and $99 for each added one. Advanced adds $4 per inspection (for example $1,000 + 300 × $4 = $2,200). Annual billing is $1,090 a year and $999 per added inspector.
- ISN: $7.25 per completed inspection for the first 50 a month, $5.50 for the next 50, $3.75 up to 150 (so 100 jobs = 50 × $7.25 + 50 × $5.50 = $637.50). ISN says a monthly minimum "may apply" after the 30-day trial and doesn't publish the amount. Above 150 a month the pricing page says to contact sales. One ISN help article lists $3.75 for every inspection over 100, which would make 300 jobs $1,387.50, but that isn't a published quote. The ISN fee is charged per company, not per inspector, and the report writer is included.
- HomeGauge: $89 a month on the current pricing page. The price for each added inspector isn't published there.
- Home Inspector Pro: $89 a month. The pricing page doesn't say whether that's per inspector; the features page says multi-inspector businesses get "$5 off per inspector after the first five", so we billed $89 per inspector and $84 from the sixth (5 × $89 + 5 × $84 = $865). Annual discounts exist but the amount is given by phone.
- Palm-Tech: $50 per user a month, or $500 per user a year ($41.67 a month).
- Tap Inspect: Unlimited is $90 a month and each added inspector $45. At 15 jobs, pay-as-you-go ($7.50 a job, sold in blocks of 20 for $150) would be $112.50, so the unlimited plan wins. Tap Inspect's help center puts the break-even at about 12 jobs a month.
- ScribeWare: $99 a month (or $89 a month billed annually), $69 per added inspector. Its $12-a-report option costs more than $99 above 8 reports a month.
- Inspector Toolbelt: $79 a month for Pro, and $35 per added inspector as listed on its pricing page in August 2026. Its site blocks automated checks and we couldn't re-read that figure in October, so confirm it.
- InspectorData: $79 a month (or $790 a year), $54 per added inspector from InspectorData's own comparison table. Its AI-written reports are $8 each after the first 2 on the monthly plan; the second row assumes every job uses one.
- Hive Inspect: $99 a month (or $999 a year), $69 per added inspector. New single-inspector businesses get a ramp ($39, $59, $79, then $99 from month 4).
- Binsr: $75 per inspector a month on Standard; Pro adds $4 per completed inspection. Admin and office seats are free.
- Househound: $99 a month for the first inspector and $69 for each added one (3 inspectors = $99 + 2 × $69 = $237), month to month, with unlimited reports and no per-report fee. Annual billing is $990 a year for the first inspector and $690 for each added one ($197.50 a month for 3, $600 a month for 10).
3D Inspection System doesn't fit a monthly table: Standard Edition is $1,199 once, including a year of updates and cloud sync, then an optional $249 a year. Over the first year that's about $100 a month for one inspector; after it, about $21 a month. Premier ($1,399) adds multi-inspector support, and each extra network seat is $125.
Where does Househound land on price?
At the upper end for a solo inspector, and in the middle for a team. At $99 a month for one inspector, Househound costs more than Palm-Tech ($50), Binsr Standard ($75), Inspector Toolbelt and InspectorData ($79), HomeGauge and Home Inspector Pro ($89) and Tap Inspect's unlimited plan ($90). It's the same as Hive Inspect and ScribeWare and below Spectora ($109). On annual billing one inspector pays $990 a year, or $82.50 a month.
Each added inspector is $69 a month, so 3 inspectors cost $237 and 10 cost $720, the same as Hive Inspect and ScribeWare on monthly billing. That's below Spectora ($307 and $1,000) and Home Inspector Pro ($267 and $865), a little above Binsr Standard at 3 inspectors ($225) and below it at 10 ($750), and above Palm-Tech, Tap Inspect, Inspector Toolbelt and InspectorData. The price doesn't rise with volume: 300 inspections a month on 10 seats is $720, or $2.40 an inspection. Vendors that charge per inspection get more expensive as you get busier; vendors with a low seat price stay cheaper at every size.
What the price covers: unlimited reports, clients and storage, the iPhone, iPad and Android apps, Autodraft, online booking, agreements, invoices, a PDF of every report, Spanish and French versions, the TREC REI 7-6 and Florida wind mitigation and 4-Point forms, repair cost estimates, payroll statements and team features. What it doesn't include at any price: text messages, integrations, websites, ACH or pay at close, and other states' forms. If you need those, a lower-priced product that has them is the better buy. See Househound vs Spectora or Househound vs Palm-Tech for the side-by-side.
What do home inspection payment processing fees cost?
Where vendors publish a rate, the card fee an inspector pays on a $450 inspection runs from $12.68 to $15.48. Several vendors don't publish their rate at all.
| Software | Published card rate | Other published fees | Fee on a $450 inspection |
|---|---|---|---|
| Househound | 3.25% + $0.40, Stripe's processing included | None | $15.03 |
| Spectora (inspector pays) | 3.25% + $0.40 | ACH $3.99; Pay at Close $50 | $15.03 |
| Spectora (client pays) | 3.95% technology fee charged to the client | Same | $17.78, paid by the client |
| Home Inspector Pro and Palm-Tech, via Guardian | 2.75% + $0.30, with an asterisk Guardian doesn't explain | Annual PCI questionnaire | $12.68 |
| ISN, via Guardian | Not published for ISN | FlexFund pay-at-closing $50 | Not published |
| Tap Inspect | 2.9% + $0.30 (American Express 3.25% + $0.30) | $5 a month, $0.15 per deposit, $25 per chargeback | $13.35 ($14.93 on American Express) |
| InspectorData | 3.35% + $0.40 | None published | $15.48 |
| Binsr | 2.9% + $0.30 card, 0.8% ACH, "passed through at cost" | None published | $13.35 ($3.60 by ACH) |
| HomeGauge | Not published | None published | Not published |
| Hive Inspect | Not published (your own Stripe account) | Fee pass-through supported | Not published |
| ScribeWare | Not published ("set on your account", via Payfactory) | Fee pass-through supported | Not published |
| Inspector Toolbelt | Not published (via Square) | Not published | Not published |
The worked example
A solo inspector doing 40 inspections a month at $450, all paid by card, collects $18,000 a month.
- At 3.25% + $0.40 (Househound, Spectora): $585 + $16 = $601 a month.
- At 2.75% + $0.30 (Guardian's quoted rate): $495 + $12 = $507 a month.
- At 2.9% + $0.30 (Binsr, Tap Inspect): $522 + $12 = $534 a month, plus Tap Inspect's $5 account fee and deposit fees.
- At 3.35% + $0.40 (InspectorData): $603 + $16 = $619 a month.
The gap between the lowest and highest published rates is about $112 a month at this volume, more than the difference between most subscriptions. Two things to check with any processor: whether the rate is everything (Househound's 3.25% + $0.40 includes Stripe's processing, so it's the only deduction), and whether you can pass the fee to the client legally in your state. ISN's surcharge option, for example, is capped at 3%, credit cards only, and not permitted in Connecticut, Maine, Massachusetts or Puerto Rico.
The $450 figure is the price of the default inspection service Spectora gives new accounts. Published averages differ: Spectora's 2026 report puts the average quote at $569, and HomeAdvisor's consumer guide at $344. Our post on what a home inspection costs in 2026 explains the gap.
How to work out your own number
Take last year's inspection count and divide by 12. Then, for each product you're considering:
- Multiply any per-inspection fee by your monthly count, and add the monthly fee for every inspector.
- Add the add-ons you'd actually turn on (advanced back office, texting, websites).
- Multiply your average fee by your monthly count and by the published card rate, then add the fixed part per payment.
- Multiply by 12, and check the refund clause before paying for a year up front.
Then check the parts no price covers: whether the product has the forms your state requires, whether it works on your phone, and whether it works without signal. The buyer's guide sorts the field by those.

What is the cheapest home inspection software?
On published list prices, EZ Home Inspection Software ($30 a month desktop only, $40 with mobile) and Palm-Tech ($50 per user a month, every feature included) are the lowest monthly fees. For under about 12 jobs a month, Tap Inspect's pay-as-you-go plan at $7.50 a job, with no monthly fee, costs less.
Is there home inspection software with no monthly fee?
Yes. Tap Inspect sells jobs at $7.50 each in blocks of 20, ScribeWare charges $12 a report, InspectorData $15 an inspection, and Hive Inspect sells a one-time 10-report pack for $99 to single-inspector businesses. 3D Inspection System is a one-time $1,199 license with an optional $249 yearly renewal.

Househound costs $99 a month for the first inspector and $69 for each added one, or $990 and $690 a year, with unlimited reports, clients and storage and no per-report fee. Three inspectors pay $237 a month. Client card payments carry a 3.25% + $0.40 fee that includes Stripe's processing, only if you take cards. The first 3 reports are free with no card. It's at the upper end of list price for a solo inspector.
What do home inspectors pay in card processing fees?
Between about 2.75% + $0.30 and 3.35% + $0.40 per payment where vendors publish a rate, or $12.68 to $15.48 on a $450 inspection. HomeGauge, Hive Inspect, ScribeWare and Inspector Toolbelt don't publish their rates. Check whether the quoted rate is the whole deduction or sits on top of the processor's own fee.
Do I need to pay for a website with my inspection software?
No. Websites are sold separately by Spectora, HomeGauge, Hive Inspect, Binsr, ISN and EZ, from $249 to $1,599 a year plus setup where published. Any web host works, and most report writers, Househound included, give you a booking link or widget to put on your own site.
