Best home inspection software in 2026: an honest buyer's guide

Updated October 27, 2026

Short answer

There is no single best home inspection software in 2026; the right pick depends on your state's forms, your monthly volume, your team and where you write. On published prices and features checked October 27, 2026: Spectora, Home Inspector Pro and Hive Inspect cover Texas and Florida forms, ISN and Spectora have the deepest back office and integrations, Tap Inspect ($7.50 a job, iPhone and iPad only) suits part-timers, Palm-Tech ($50 a user a month) has the lowest per-seat price of the large vendors, and 3D Inspection System and HomeGauge are the Windows desktop options. Househound ($99 a month for the first inspector, $69 for each added one) fits crews who write one report together offline and covers TREC REI 7-6, Florida wind mitigation, the Citizens 4-Point and NPMA-33, but it has no text messages and no integrations.

How do you choose home inspection software?

Start with what rules a product out, then compare what's left on total cost. A Texas inspector needs TREC REI 7-6, an Android user can't use an iPhone-only app, and a Mac user can't run Windows-only desktop software without a virtual machine. The criteria, roughly in the order they knock products out:

  1. Forms your state or insurers require. TREC REI 7-6, the Citizens 4-Point, the Florida wind mitigation form (OIR-B1-1802) and NPMA-33. Without them you'll fill forms in a separate PDF app.
  2. Total cost at your volume. Add the monthly fee, every added inspector, per-report or per-inspection fees, add-ons you'd turn on, and the card fee on what you collect. Our cost guide works this out for 1, 3 and 10 inspectors.
  3. Whether it works with no signal. Crawlspaces, basements and rural jobs. See home inspection apps that work offline.
  4. Report format. Some clients, lenders and agents expect a PDF attachment; others are happy with a web link.
  5. Drafting help. Spectora's AI Comment Assist, ISN's AI Comment Helper and Defect Detector, Hive's Smart Add, Househound's Autodraft. Check whether drafts come from your own comment library, whether they cost extra, and whether anything reaches a client before you approve it.
  6. Team features. Several inspectors in one report at the same time, permissions, and pay splits or payroll.
  7. Back office. Online booking, agreements, payments, automated emails, text messages, QuickBooks and calendar sync.
  8. Data export and contract terms. What you can take with you, and the refund clause before you pay for a year.
  9. Who owns the company. It affects how your clients' data is used, how prices move and how long a product lasts. See who owns home inspection software.
  10. Support. Hours, phone or chat, and whether a person answers.

Then run a real inspection in your top two during their free reports.

Which home inspection software is best for Texas and Florida forms?

Spectora, Home Inspector Pro and Hive Inspect publish the widest set of state and insurance forms, with ISN, ScribeWare, Inspector Toolbelt, InspectorData and 3D Inspection System close behind on parts of the list.

  • Spectora produces TREC REI 7-6 and the Texas WDI from the mobile app, plus NPMA-33, the Citizens 4-Point and Florida wind mitigation. These special forms are less customizable, because comments map to fixed PDF fields.
  • Home Inspector Pro has the TREC 7-6 upgrade, Citizens 4-Point and wind mitigation form fills, an NPMA-33 plus WDO addendum bundle, and the Florida FDACS WDO form.
  • Hive Inspect lists Florida wind mitigation, 4-Point, roof and WDO, Texas TREC and WDI, and NPMA-33, and can translate TREC into Spanish.
  • 3D Inspection System offers TREC REI 7-6 as a free add-on and WDO packs for Florida, Washington, California, Oklahoma, North Carolina, Arizona, Texas and Maryland.
  • ISN has TREC, Citizens 4-Point, wind mitigation and NPMA-33 templates; Inspector Toolbelt and InspectorData list TREC, 4-Point and wind mitigation; ScribeWare complies with TREC and fills almost any PDF form from report data.
  • Househound has TREC REI 7-6 (TREC's promulgated layout, I / NI / NP / D boxes, your license and sponsor, and a check that blocks publishing until every item is rated and every deficiency explained), the Florida wind mitigation form at Rev. 04/26 with its opening-protection chart checked against the answer, the Citizens 4-Point (Insp4pt 03 25) with a required-photo checklist, and NPMA-33, on the phone apps and the web. It prints its own faithful layout of each form rather than filling the official PDF, and it has no Texas WDI, Florida roof or WDO form, and no other carriers' 4-Point versions.

Ask each vendor which revision it ships. Florida's revised wind mitigation form (Rev. 04/26) became mandatory April 1, 2026, and Citizens warns that outdated forms can bring performance violations. TREC has proposed REI 7-7, but as of October 2026 its rules page still names 7-6.

Not a fit here: Tap Inspect says "not yet" to TREC and wind mitigation.

What is the best inspection software for part-time or low volume?

Tap Inspect's pay-as-you-go plan is the cheapest published way to write a handful of reports a month: $7.50 a job, sold in blocks of 20 for $150, with no monthly fee and unused jobs kept on the account. Tap Inspect's own help center says pay-as-you-go is cheaper than its $90 unlimited plan under about 12 jobs a month. The catch is the platform: Tap Inspect runs on iPhone and iPad only, with no Android app.

Other per-report options:

  • ScribeWare: $12 a report, no monthly fee, desktop software for Windows and Mac with phone apps.
  • InspectorData: $15 an inspection, or packs of 5 for $65 and 10 for $120 that never expire.
  • Hive Inspect: a one-time pack of 10 reports for $99, for single-inspector businesses.
  • Inspector Toolbelt: a free tier with unlimited practice reports and 5 published reports.

At 15 reports a month, every one of these per-report plans costs more than the same vendor's flat plan, so check your real count before choosing. Househound has no per-report plan or part-time option; its first 3 reports are free, then it's $99 a month ($990 a year).

What is the best home inspection software for Windows desktop?

3D Inspection System is the Windows desktop pick for an inspector who wants software installed on their own PC and paid for once. Standard Edition is $1,199 including a year of subscription, Premier is $1,399, and renewal is an optional $249 a year. If it lapses, the desktop keeps working without cloud sync and the mobile link. It runs on Windows 10 and 11 (x64) only. The free 3D Mobile app takes jobs pushed from the desktop.

HomeGauge is the other Windows-only desktop writer, at $89 a month, with the Companion app for field capture on iPhone, iPad and Android. Reports are finished on the desktop, and data lives in a folder on your own disk. Spectora has owned HomeGauge since April 1, 2025, and says the two platforms stay separate.

If you want desktop software on a Mac as well, Home Inspector Pro ($89 a month) ships HIP Desktop for Windows and macOS, and ScribeWare runs on Windows and macOS 12 or later. Both keep local copies of your work.

Househound has no desktop app: it's an iPhone, iPad and Android app plus a web dashboard.

What is the best software for a large multi-inspector firm?

ISN and Spectora with its Advanced add-on have the deepest published back office for a firm with several inspectors and office staff.

ISN (Porch Group) started as a scheduling and office system: online scheduler with zip-code limits, Smart Scheduling that suggests an inspector, an agency relationship manager, payroll reports, QuickBooks Online, Google Calendar, Zapier, an API, and two-way texting for $15 a month. It integrates with 15 report writers, so a firm can keep the writer it likes. It bills per completed inspection: $7.25 each for the first 50 a month, $5.50 to 100 and $3.75 to 150, with a monthly minimum whose amount isn't published.

Spectora includes the calendar, online scheduler, email and texts, QuickBooks and team inspections in its $109 base plan ($99 for each added inspector). The Advanced add-on, $4 per inspection, adds CRM tagging, agent performance tracking, custom exports, dashboards, PaySplits and hourly time tracking. Spectora also has a public API and an MCP connector with webhooks.

Hive Inspect and Binsr Pro offer pay splits at lower list prices.

Househound covers part of this: roles and permissions, crew-size rules that auto-assign inspectors on a confirmed booking, and payroll statements with a CSV for your payroll provider. It has no QuickBooks, calendar sync, API or texting, so a firm that runs on integrations should look at ISN or Spectora first.

Which inspection app is best for offline field work?

Most report writers work offline now. The differences are what you must do before you lose signal, and what stops working without it.

  • Househound downloads the inspections in a one-week window on either side of today automatically while you're online, including every photo and your comment library. Findings, photos, video and dictation save with no signal and upload when you reconnect; Autodraft requests queue and run on reconnect.
  • Spectora downloads the day's inspections when you open the app before leaving.
  • Hive Inspect works offline for photos, comments and editing, with a one-tap download of today's inspections. Its drafting tools (Smart Add, Comment Assist, Comment Merge) need internet.
  • Desktop writers (3D, HomeGauge, Home Inspector Pro, ScribeWare) keep files on your own computer.

Our offline guide covers each vendor and gives an airplane-mode test to run in a trial.

Which software lets a crew write one report at the same time?

Househound, Binsr and ScribeWare publish live editing by several inspectors in one report.

  • Househound: several inspectors edit the same report on phones, tablets and the web, and edits reach every device in seconds. Each finding shows who last edited it, and each report has an activity feed.
  • Binsr: up to 6 inspectors collaborate on one inspection in real time, included in its $75-per-inspector Standard plan.
  • ScribeWare: multiple inspectors can edit one report at once.

Others support team jobs in different ways. ISN's report writer syncs several inspectors on one report while they're connected to the internet. Home Inspector Pro has team inspections across devices. Spectora and Hive Inspect list team inspections; Hive added live merging of web and mobile edits in September 2026.

If three inspectors split a large house and all write findings at once, test that exact setup during the trial.

What is the cheapest home inspection software?

By published list price for one inspector writing every month:

  • EZ Home Inspection Software: $30 a month for desktop only, $40 with the mobile apps ($299 or $399 a year).
  • Palm-Tech: $50 per user a month or $500 a year, every feature included, unlimited reports.
  • Binsr Standard: $75 per inspector a month.
  • Inspector Toolbelt and InspectorData: $79 a month.

For a part-timer, Tap Inspect's $7.50 a job beats all of them below roughly 12 jobs a month.

Add the card fee on what you collect (Palm-Tech's processor quotes 2.75% + $0.30; Househound and Spectora charge 3.25% + $0.40), any per-inspection add-on, and a website if you need one. Househound, at $99 a month for one inspector ($82.50 a month billed annually), is at the upper end of list price for a solo inspector; each added inspector is $69. The cost guide shows the totals.

Which home inspection software companies are independent?

Of the products in this guide, Tap Inspect, ScribeWare, Inspector Toolbelt, InspectorData, 3D Inspection System, Hive Inspect and Househound publish no outside owner or parent company. Binsr is independent of the two large groups but venture-backed: it raised a $1.1M pre-seed round in 2025.

The rest sit in two groups. Porch Group (NASDAQ: PRCH) owns ISN, Home Inspector Pro and Palm-Tech, and its 2025 annual report says its ISN brands together represent roughly half of all U.S. home inspections in 2025. Spectora owns HomeGauge and is backed by Radian Capital, a growth-equity firm that lists it in its portfolio (Spectora describes itself as bootstrapped). Carson Dunlop, owned since 2024 by The Co-operators, is retiring Horizon on December 15, 2026 and recommends Spectora.

Ownership affects how client data is used, how prices move and what referral programs reach your clients. The ownership map quotes each company's own documents.

Which software is best for text messages and integrations?

ISN and Spectora have the longest published integration lists, with Home Inspector Pro (Full Office), Hive Inspect and Tap Inspect next.

  • ISN: texting ($15 a month for two-way with a local number), QuickBooks, Google Calendar and iCal, Zapier, an API, HomeBinder and RecallChek.
  • Spectora: texts on paid plans, QuickBooks, a public API and an MCP connector with webhooks.
  • Home Inspector Pro (Full Office): texts, Google Calendar, Zapier, HomeBinder and Secure24.
  • Hive Inspect: text automations, QuickBooks Online, Mailchimp and Google Calendar.
  • Tap Inspect: texting, Google Calendar, Google Drive, Mailchimp, webhooks and an API.

Househound sends email only. It has no texting, no QuickBooks, no calendar sync, no Zapier and no API.

Which inspection software has translated reports, video and 360° photos?

Translation: Home Inspector Pro translates reports into several languages, including Spanish, French, German, Portuguese and Tagalog, and always shows the original beside the translation. Hive Inspect produces Spanish and French PDFs (the online report stays in English). ScribeWare and InspectorData offer French and Spanish reports, and 3D sells a Spanish content pack. Househound offers Spanish and French versions of every published report, translated automatically, in the web report and as PDFs, with the English report as the original; it has no other languages and doesn't translate TREC reports.

Video and 360°: Spectora supports HD video and 360° photos once enabled. Home Inspector Pro embeds video and 360° images. InspectorData shows 360° panoramas. ScribeWare allows videos up to 2,000 MB. Househound puts video and 360° photos and video in the report, viewed in the browser with no plugin, but caps each clip at 60 seconds, which is short for a sewer scope.

Community: Spectora says more than 12,000 inspectors use it, and it shows 937 reviews on Capterra. A large user base means more shared templates and more agents who already know the report.

How we picked

Each pick rests on what the vendor publishes on its own pricing page, help center, app store listing or legal pages, read on October 27, 2026. Where a vendor doesn't publish a number, we say so rather than estimate it. Review sites were used only to describe reviewer opinion, never for prices or features.

Househound publishes this guide and is one of the products in it. We named it only where its verified features support the pick, and listed the categories it doesn't fit. Inspector Toolbelt's site blocks automated checks, so its figures come from its App Store listing and its pricing page as recorded in August 2026. Prices change without notice.

Questions

What is the best home inspection software?

It depends on your state forms, volume and team. Spectora, Home Inspector Pro and Hive Inspect cover the most state and insurance forms; ISN and Spectora have the deepest back office; Tap Inspect's $7.50-a-job plan suits part-timers; 3D Inspection System and HomeGauge are the Windows desktop options; Househound fits crews who write one report together offline. Rule products out on forms and platform first, then compare total cost.

What is the best home inspection app for iPhone and Android?

Spectora, ISN, Hive Inspect, Binsr, Inspector Toolbelt, InspectorData, Palm-Tech, Home Inspector Pro and Househound all publish both iPhone and Android apps. Tap Inspect is iPhone and iPad only. HomeGauge and 3D use phone apps as companions to Windows desktop software.

How much does home inspection software cost?

From about $30 to $109 a month for one inspector on published list prices in October 2026, before card fees and add-ons. Palm-Tech is $50 a user, Inspector Toolbelt and InspectorData $79, HomeGauge and Home Inspector Pro $89, Hive Inspect and Househound $99, and Spectora $109. ISN bills $7.25 per inspection for the first 50 a month plus an unpublished minimum. The cost guide adds it up for 1, 3 and 10 inspectors.

Which home inspection software has TREC and Florida wind mitigation forms?

Spectora, Home Inspector Pro, Hive Inspect, ISN, Inspector Toolbelt, InspectorData, ScribeWare and Househound publish both, and 3D Inspection System offers TREC REI 7-6 as a free add-on. Tap Inspect says "not yet" to both. Househound has TREC REI 7-6 and the Rev. 04/26 wind mitigation form. Ask each vendor whether it ships Florida's Rev. 04/26 wind mitigation form, mandatory since April 1, 2026.

Is Spectora worth the price?

For a firm that uses its back office, often yes: the $109 base plan includes scheduling, payments, texts, QuickBooks and state forms. A solo inspector who only needs a report writer pays more with Spectora than with Palm-Tech ($50), Inspector Toolbelt ($79) or HomeGauge ($89), and the Advanced add-on is $4 per inspection on top. See Househound vs Spectora.

Is there free home inspection software?

Not for unlimited reports. Inspector Toolbelt's free tier allows 5 published reports. Elsewhere the free start is 2 inspections (Spectora), 3 reports (Househound, ScribeWare), 5 (Tap Inspect, Hive Inspect, Palm-Tech, Binsr) or 30 days (ISN, HomeGauge, Home Inspector Pro, InspectorData).

What should I use now that Horizon is shutting down?

Export your data before December 15, 2026, then pick on the same criteria as anyone else. Carson Dunlop recommends Spectora and lists moving elsewhere as an option. The Horizon shutdown guide has a dated checklist and what Horizon's export does and doesn't include.
