Househound vs Tap Inspect: cost, Android, and features (2026)

Every figure checked on October 27, 2026 against the vendor's own pages.

Short answer

Tap Inspect is the cheaper choice for a part-time inspector or an all-Apple team: $7.50 a job pay-as-you-go, $90 a month unlimited and $45 for each added inspector, plus SMS, integrations, a summary PDF, a payment hold on reports and good self-serve data export. Househound costs $99 a month for the first inspector and $69 for each added one, or $990 and $690 a year (a full-time solo inspector on annual billing pays $82.50 a month, less than Tap's $90). It suits inspectors who need Android, several inspectors writing one report at the same time, Autodraft (spoken notes turned into drafted findings from your own comment library), video and 360° media in the report, TREC, Florida wind mitigation, Citizens 4-Point and NPMA-33 forms, and Spanish and French versions of reports. If price and an all-Apple crew matter most, Tap Inspect wins; if your team mixes phones, works jobs together or needs state forms, Househound fits better.

Which to choose

Choose Househound if

  • Anyone on your crew uses an Android phone. Househound runs on Android, iPhone and iPad, and reports can also be written in the web dashboard.
  • Two or more inspectors work the same house. Each one edits the same report at the same time, and every finding shows who last changed it.
  • You'd rather talk than type in the attic. Autodraft turns a spoken note into a drafted finding from your own comment library, and nothing reaches the client until you save it.
  • You want video clips and 360° photos inside the findings, where the client reads them, rather than as separate attachments.
  • You write state forms alongside the home inspection, on the same job: TREC REI 7-6, Florida wind mitigation (OIR-B1-1802 Rev. 04/26), the Citizens 4-Point or NPMA-33. Tap Inspect's help center answers "Not yet" for TREC and wind mitigation.
  • Some of your clients read Spanish or French. Househound publishes an automatic Spanish and French version of each report, each with its own PDF, with English as the original that governs.
  • You're a full-time solo inspector who pays yearly. Househound's annual plan is $990, or $82.50 a month, against $90 a month for Tap Inspect's Unlimited.
  • You pay inspectors per job. Payroll builds a pay statement for each inspector from the jobs they worked and exports a CSV for your payroll provider.

Choose Tap Inspect if

  • You're part-time or new. Pay As You Go at $7.50 a job with no monthly fee costs less than Tap's own Unlimited until about 12 jobs a month (Tap Inspect's guidance), and less than a Househound seat up to 13 jobs a month on monthly billing or 10 on annual.
  • You run a team on a budget. Tap Inspect's Team plan is $90 plus $45 per added inspector, so 3 inspectors cost $180 a month against $237 on Househound ($99 + 2 × $69), or $197.50 a month on Househound's annual plan.
  • You text clients. Tap Inspect added SMS in October 2024. Househound sends email only.
  • You rely on integrations: Google Calendar, Google Drive, Mailchimp, ISN, webhooks, and a full read and write API are all documented by Tap Inspect.
  • Your agents want a summary-only PDF. Tap Inspect lets you download the full report or the summary as a PDF; Househound has one PDF of the full report.
  • You want reports held until the fee is paid. Tap Inspect Payments collects the fee before the client can view the report.

How much does Tap Inspect cost in 2026?

Tap Inspect costs $90 a month for unlimited reports, or $7.50 a job on Pay As You Go, sold in blocks of 20 for $150. Each added inspector on the Team plan is $45 a month. Househound is $99 a month for the first inspector and $69 for each added one, or $990 a year for the first inspector and $690 for each added one, with no per-report fee.

On monthly billing Tap Inspect is cheaper at every size we checked. On Househound's annual plan a full-time solo inspector pays $82.50 a month, $7.50 less than Tap's Unlimited; teams and part-time inspectors still pay less on Tap. Assumptions: list prices on October 27, 2026, card fees left out (they're below).

WhoTap InspectHousehound, monthlyHousehound, annual (per month)
1 inspector, 10 jobs a month$75 (Pay As You Go)$99$82.50
1 inspector, 25 jobs a month$90 (Unlimited)$99$82.50
1 inspector, 100 jobs a month$90 (Unlimited)$99$82.50
3 inspectors$180 ($90 + 2 × $45)$237 ($99 + 2 × $69)$197.50
10 inspectors$495 ($90 + 9 × $45)$720 ($99 + 9 × $69)$600

Tap Inspect's help center says Pay As You Go is the cheaper option under about 12 jobs a month (145 a year), and that unused jobs stay in your account. At 10 jobs a month that's $75, or $15 less than Unlimited. At 25 jobs a month, Pay As You Go would be $187.50, so a full-time inspector moves to Unlimited.

Tap Inspect doesn't publish an annual plan. Househound's annual plan is billed once a year; its monthly plan is month to month, and Tap Inspect has no long-term contracts. More on how the category prices itself: what home inspection software costs.

What does a card payment cost on each?

On a $450 inspection paid by Visa, Tap Inspect Payments takes $13.35 and Househound takes $15.03. Tap Inspect's per-payment rate is lower.

  • Tap Inspect Payments (through ProPay): 2.9% + $0.30 for Visa, Mastercard and Discover, 3.25% + $0.30 for American Express, plus a $5.00 monthly account fee, $0.15 per bank deposit, and $25 per chargeback or returned deposit. US only, and it requires Autopilot.
  • Househound: 3.25% + $0.40 per payment. Stripe's own processing comes out of that, so it's the only deduction. The money goes to your own Stripe account, and the fee only applies if you take cards. Canadian companies take client payments in Canadian dollars into a Canadian Stripe account, at 3.25% + C$0.40.

At 25 card payments of $450 a month, Tap Inspect comes to about $339 to $343 (25 × $13.35, the $5 account fee, and $0.15 for each bank deposit) and Househound to about $376 (25 × $15.03). If card fees decide it for you, Tap Inspect is ahead.

Does Tap Inspect work on Android, and does it work offline?

Tap Inspect runs on iPhone and iPad only. Its help center says an Android version is planned, with the web and Apple apps coming first. The current App Store version requires iOS 17 or later. Your web account at app.tapinspect.com handles the back office, saved comments and exports; reports are written in the iOS app.

Both work offline. Tap Inspect says reports can be completed offline and synced when you're back online, and that the app works best with a connection. Househound is built offline-first: the inspections a week either side of today download to the phone automatically, with every photo and your comment library, so a crawlspace with no signal doesn't change anything. Findings, photos, video and dictation save on the phone and upload later. More in offline home inspection apps.

The practical question is your crew. If everyone carries an iPhone or iPad, Tap Inspect's platform limit costs you nothing. If one inspector carries an Android phone, Tap Inspect can't put a report in their hands.

What your client receives

Both deliver a web report through a link with a PDF download. Tap Inspect has a summary-only PDF as well as the full one.

Tap Inspect publishes an HTML report into a per-job client portal, where the client signs, pays and then views it. Agents get their own link. From the portal you or the client can download a PDF of the full report or the summary only.

Househound publishes a link that opens on any phone with no login. Each publish is a dated version, so later edits never change what the client already has. The report opens on a count of major, moderate and minor findings, and the client can filter to the major ones. Video plays inside the finding and 360° photos open in a viewer in the browser. Clients and agents also get a portal with reports, agreements to sign, and invoices. Each published version has a PDF download of the same report, and the delivery email links to the PDF rather than attaching it. If you turn them on, clients can switch the report to Spanish or French (each with its own PDF) and see the repair cost ranges you entered. The client or the buyer's agent can build a repair request from the deficiencies and share it as a link, copy it into the repair addendum, download a CSV or print it.

If agents in your market want a summary-only PDF, or you want the report held until the fee is paid, Tap Inspect does both and Househound doesn't.

Where Tap Inspect is ahead

Tap Inspect has been around since 2010 and does several things Househound doesn't.

  • Price. Lower for every team, and Pay As You Go suits low volume. Only a solo inspector doing 12 or more jobs a month pays less on Househound, and only on its annual plan ($82.50 a month against Tap's $90).
  • Text messages. SMS to clients since October 2024. Househound sends email only.
  • Integrations. Google Calendar, Google Drive, Mailchimp, ISN, webhooks, and an API with read and write access to jobs, contacts, services, invoices and reports. Househound has no customer-facing integrations.
  • Payment before viewing. Tap Inspect Payments holds the report until the fee is paid. Househound can hold a report until the agreement is signed, but not until it's paid.
  • Re-inspections. A documented re-inspection workflow. Househound has none.
  • Summary PDF. A summary-only PDF beside the full report. Househound has one PDF of the full report.
  • Data export. Contacts and job history as CSV, photos archived to Google Drive, and your saved comments as JSON on request. Househound exports CSVs of clients, inspections, invoices, payments and appointments, but not report content or templates.

Where Househound is ahead on forms: it has TREC REI 7-6, Florida wind mitigation, the Citizens 4-Point and NPMA-33, and Tap Inspect's help center answers "Not yet" for TREC and wind mitigation. Repair request lists are in beta for Tap Inspect's testers; Househound's is available to every account.

Who owns Tap Inspect, and what happens to your data?

Tap Inspect is run by Tap Inspect Inc., an independent company. It doesn't publish its ownership or headquarters, and no parent company or investor is named on its site.

If you cancel a Tap Inspect subscription, your account and data stay readable in the app and the web dashboard, and published reports stay available to clients. You can't publish new reports or update old ones until you reactivate.

Househound is independently owned, with no investors and no parent company. Inspection data is never sold and never used to market to your clients. Card payments go straight to your Stripe account, so Househound never holds your money.

What switching involves

Switching from Tap Inspect moves your report templates, comment wording, contacts and past report PDFs. The schedule starts fresh in Househound.

Tap Inspect has no template file export, so the usual route is to download the PDF of a finished report from the client portal and import it on Househound's Templates page, which rebuilds the areas, items and comments from it. Up to 10 files go in at once, 20 MB each. For your Saved Comments, ask Tap Inspect support for the JSON export and upload that file on the same page: Househound reads it as a document into a draft comment library you review, not as an exact field-by-field import, and a very large file may need splitting.

Before you cancel, export your contacts and job history as CSV, and download the PDFs of reports you want to keep: in Tap Inspect's Modern experience the Google Drive archive no longer includes report PDFs, because they're generated when opened. The contacts CSV imports under People › Clients or Agents › Import contacts… on Househound's web dashboard, where you map the columns and preview; a contact whose email is already saved is updated, not duplicated. The report PDFs go into the past-report archive (Reports › Archive › Past reports, up to 50 at a time), where they're read-only, searchable by address, client and date, and shareable, but don't become editable inspections.

The step-by-step version is in how to switch from Tap Inspect.

Switching from Tap Inspect

Questions

Is Tap Inspect worth it?

For a solo inspector on an iPhone or iPad, often yes. It costs $90 a month unlimited or $7.50 a job, includes SMS, integrations and PDF downloads, and has been around since 2010. It's a weaker fit if anyone on your crew uses Android, if several inspectors need to write one report together, or if you need TREC or Florida insurance forms.

What is the best Tap Inspect alternative?

It depends on why you're leaving. If you need Android or live multi-inspector reports, Househound runs on every phone and lets a crew edit one report at the same time for $99 a month for the first inspector and $69 for each added one. If you need TREC REI 7-6, Florida wind mitigation or the Citizens 4-Point, Househound has them and Tap Inspect says "Not yet". All our comparisons are on the compare page.

Can I import my Tap Inspect templates into Househound?

Yes, from a report. Tap Inspect doesn't export templates as a file, so download the PDF of a finished report and import it on Househound's Templates page, which rebuilds the areas, items and comments. A Saved Comments JSON export from Tap Inspect support can be uploaded too; it's read into a draft comment library you review. Contacts import from Tap's CSV, and past report PDFs go into a read-only, searchable archive. See how to switch from Tap Inspect.

Does Tap Inspect work on Android?

No. Tap Inspect runs on iPhone and iPad only, and its help center says an Android version is planned. Househound runs on iPhone, iPad and Android.

Does Tap Inspect work offline?

Yes. Tap Inspect says reports can be completed offline and synced later, though it works best with a connection. Househound also works offline on mobile and downloads inspections within a week of today automatically.

Does Househound have a PDF report?

Yes. Reports are delivered as a link, with a PDF download of the same report. The delivery email links to the PDF rather than attaching it. Tap Inspect offers a PDF of the full report or the summary.

Does Househound send texts?

No. Househound sends email only: confirmations, reminders, agreements, invoices and report-ready notices. Tap Inspect sends SMS.

Who owns Tap Inspect?

Tap Inspect Inc., an independent company that launched the app in 2010. It doesn't publish its ownership details, and no parent company or investor is named on its site.
